Real Estate Social Media: Post Ideas, Calendar and Ad Rules

Real estate social media management is the regular posting of listings, neighborhood guides, market explainers and the agent's own expertise on Instagram, YouTube, LinkedIn and X, so that buyers, sellers and tenants know and trust an agent before they need one; Duyuro drafts the posts and listing videos and schedules them.

Why is real estate social media different from listing portals?

Portals answer "which home is for sale?"; social media answers "which agent should I call?". Buyers search portals when they are ready, but sellers choose an agent they already recognize. Social posts build that recognition with neighborhood knowledge, honest listing videos and proof of local expertise, months before someone decides to sell or rent.

What should a real estate agent post on social media?

Mix four types: listings with a short walkthrough video, neighborhood content such as schools, parks and commute times, market explainers about the buying or renting process, and trust posts about your team and how you work. The examples below leave out prices and addresses; add your own, checked against the listing and your local advertising rules.

Which advertising rules should real estate posts follow?

Property ads are regulated in all three markets. In the US, fair housing rules prohibit ads that indicate a preference based on protected characteristics, including through photos. In the UK, Trading Standards guidance sets out material information for listings. In Dubai, the Land Department requires an advertising permit through Trakheesi and its number on the ad.

  • US: 24 CFR 100.75 makes it unlawful to publish a housing ad that indicates any preference, limitation or discrimination based on race, color, religion, sex, handicap, familial status or national origin. It covers words, photographs, illustrations and symbols, and the choice of media. Check your captions, images and ad targeting against it.
  • UK: National Trading Standards' Part A material information guidance lists the price, the council tax band (or rates in Northern Ireland) and, for sales, tenure as information material for every property listing. It was written with the major portals; check whether your social listings should carry the same details.
  • Dubai: the Dubai Land Department states that real estate companies must apply for an advertising permit through the Trakheesi system and that the advertiser bears the legal consequences if the permit number is not placed in the advertisement. Its release names fake and unlicensed ads on social media as a concern.
This is a checklist of sources, not legal advice. Your licensing body, brokerage or local association may have further rules. Read the linked source and ask your compliance contact before publishing.

What does a 4-week real estate content calendar look like?

Aim for three to four posts a week: one or two listings or recent results, one neighborhood or market post and one trust post about your team or process. Spread listings across the month instead of posting them all on the day they arrive. The plan below is an example; replace topics with your current stock and area.

For agents in the Gulf, plan key listings and announcements in both Arabic and English, and schedule around the local working week and Friday prayers.

Which hashtags work for real estate posts?

Combine a listing-type tag, an audience tag and a location tag, three to five per post. Location tags matter most, because buyers and renters search by area. Avoid tags that describe the kind of people a home is "for"; describe the property instead. Duyuro generates up to five hashtags per Instagram caption, which you can edit.

Frequently asked questions

Can I use AI images instead of listing photos?

Not to show the property itself. Buyers and tenants compare the home with the photos, and an AI image of rooms that do not exist misleads them. Use real photos for listings. AI images suit generic posts such as a market explainer, a seasonal greeting or a "thinking of selling?" graphic.

How often should a real estate agent post?

Three to four posts a week is a sustainable rhythm for most independent agents: one or two listings or results, one area or market post and one about your team or process. A steady weekly rhythm builds recognition better than bursts of ten listings followed by silence.

How do I show price and location in a listing video?

Put the facts in the caption, where they are easy to update, and keep the video focused on the property. Check the price and details against the current listing before you publish. In Dubai, include the advertising permit number as the Land Department requires; in the UK, consider the material information guidance.

Should I auto-reply to price questions in comments?

A short automatic reply that invites the person to message you works well, but avoid auto-replies that quote prices or availability, because they go out of date. If you use the AI Comment Reply Assistant on LinkedIn or X, add words like "price" and "available" to the blocked list and answer those yourself.

Can I target ads to certain types of buyers?

Be careful. In the US, 24 CFR 100.75 lists the selection of advertising media or locations that deny parts of the market information about housing as an example of a discriminatory ad. Describe the property and the area, not the kind of person it suits, and check the platform's housing ad rules.
